Common Asphalt Maintenance Procedures

It is a popular material due to its cost effectiveness, durability, and ease of implementation. It can be used for walkways, driveways, parking lots and complete roadways. Many may not know, however, that like all pavements, asphalt does require routine maintenance to maximize its life. Unlike other pavements however, asphalt maintenance can be performed efficiently and with very little cost. This is perhaps the greatest strength of asphalt and a key reason to consider it for your next pavement project.

While asphalt has a long life span as long as it is well maintained, the deterioration process begins as soon as the freshly laid asphalt begins to cool. Oil, sun oxidation, salt, water penetration and weather all affect the life span. Pollutants in the rain and dirt can also wear away the asphalt over time increasing the rate that it breaks down.

The key to a successful asphalt maintenance program is to begin approximately 90 days after the asphalt has been installed with a quality asphalt seal coating. Asphalt sealers are much like the sealants you would put on a wooden deck. The sooner you begin protecting the wood, the longer it will last. The same is true for asphalt.

Asphalt Crack Repair

Over time, especially if asphalt sealants are NOT used early in the life of the pavement, cracks in the asphalt will appear.  As soon as cracks appear it is critical to seal them with a quality crack sealant. Cracks allow moisture to penetrate the structure and pass underneath into the base. If the sources of moisture aren’t sealed quickly, serious damage will follow. Asphalt Repair/Patching

Patching is a frequently used repair technique for imperfections such as potholes. Potholes can form due to water in unsealed or improperly sealed cracks, combined with the expansion and contraction of the pavement. As water damages the surrounding asphalt it creates voids and thus a pothole is born. The process of replacing the asphalt depends on the affected area and the seasonal conditions. Asphalt Resurfacing

In some cases, it can be more cost affective to resurface or overlay the asphalt. Low spots, large sections of interconnecting cracks are all good places to resurface. This process is unique to each job and can consist of leveling of low spots, grinding off uneven surfaces, adjusting drainage paths and other details pertaining to the specific problem.
